Below is a link to our classes that will be offered throughout the remainder of 2018. We will be adding a few more and will provide more specific info pertaining to each class as the class date gets closer. Please note: we’ve reserved time and space for classes to be held on certain days of the year. Some of the topics say “TBD” (to be determined). 11-9-17 and 11-16-17 Linda Witt Aloan Training Classes

On Thursday November 9th, 2:00 – 5:00 PM“What do I put in this blank?” or “Completing a FR/BAR-5 Contract properly.” This class employs the FR/BAR-5 Contract as a thorough guide in “filling in” the blanks of the contract and addenda. Especially important areas are:
How to determine the Seller of the property;
Financing contingency terms;
Which box to check on Condominium Addendum paragraph 5; and
Determining that a contract is fully executed by the appropriate parties.

“Hot spots” in the contract Realtors need to be aware of are brought to their attention. Agents (new and “seasoned”) that sit in on this class several times walk away with new information each time! This class has been approved by the DBPR for 3 CE Credits for Realtors and Brokers–make sure you have your license number with you!!

On Thursday, November 16th,  2 – 3 PM Surveys. This discussion will provide Realtors with a “layman’s” understanding of a survey. Details on “encroachments” that may be found on a survey will be provided as well as examples of how to “fix” problems that are evident on a new survey but were not discovered when the Seller purchased the property. “How does that happen?” will be disclosed during this class!

We will be meeting on the 6th floor of the Icard Merrill offices, 2033 Main Street. Please feel free to invite anyone in your office to attend; however, you do need to make a reservation for each person.

This class focuses on conversations that are appropriate at the time of your interview with Buyers and Sellers to determine if you would like to work with them on the purchase or sale of real estate. Lots of tips on the importance of pre-emptive strikes that will provide them information at the start of this relationship about the quagmires that may occur….in other words…..”the best defense is a good offense”!

This discussion will focus on FIRPTA requirements and how it affects a Seller who is not a US taxpayer and what responsibility the Buyer has with regard to FIRPTA. We will discuss in depth the options for the 15% withholding regulations on the sale of property and how the new FR/BAR-5 can affect your foreign Seller–and not in a good way!

On Thursday, July 20th,  2 – 3ish PM – From Contract to Closing. This discussion takes you “inside” the operation of our office and provides details of the processing of your Contract once it is received up to the closing date. We will discuss the closing office’s responsibilities and the responsibilities of the Realtor in connection with the provisions of the Contract. Details of title defects and survey defects and how they are addressed will be covered along with suggestions for “important date” reminders.
